I read something about 24-hour security. What does that really mean?


Raider Ranch will be a gated community which means that only residents and invited guests will have direct access to the community. In addition, officers will be on duty to provide assistance to our residents should they need it. Our security officers can also check on your home periodically while you are on vacation or visiting family so you will have the peace of mind knowing that your home is being monitored while you are gone.

I noticed that Raider Ranch is endorsed by the Texas Tech Alumni Association. What does that mean?


Raider Ranch's relationship with the Texas Tech Alumni Association will directly benefit students through funding of additional scholarships and its close proximity to Texas Tech University opens up a world of educational, cultural and recreational opportunities to our residents.

Do I have to be Texas Tech alumni to live at Raider Ranch?


No. While Raider Ranch enjoys a very special relationship with the Texas Tech Alumni Association, our residents need not be a member of the Alumni Association or a graduate of Texas Tech University.

I understand that there will be a Clubhouse at Raider Ranch. Is the Clubhouse open to the public?


No. The Club is private and only available to our residents and their guests.

I read something about golf. Where can I play golf and what will it cost me?


Raider Ranch has a special relationship with the Texas Tech University Rawls Golf Course, which is a short 10-minute drive from the community. Raider Ranch will have a standing tee time for a foursome each Monday through Thursday. Residents taking advantage of our standing tee time will pay no green fees and will only be required to pay a small cart fee. Unlimited use of the driving range is also included. Residents will make their tee time through our Concierge who will ensure equitable access for all of our golfers.

How large are the Villa Homes?


There are four Villa floor plans ranging from a two bedroom, two bath 1,600-sq. ft. home to a large three bedroom, three bath 2,600-sq. ft. home.

How expensive are the Villa Homes?


Villa homes are priced starting in the mid $200's. Actual prices for each floorplan will vary depending on the location and upgrades purchased by the owner.

What are the advantages of owning a Villa Home?


There are a number of important financial advantages to owning your home. First, you enjoy certain federal income tax advantages. Will I be able to add custom options to my Villa?


Raider Ranch homes will include high quality finishes including custom quality cabinets, granite countertops, crown molding and ceramic tile in selected areas, as well as Whirlpool appliances. Buyers will also have the opportunity to choose from several cabinet finishes, as well as floor and wall colors. Select upgrade packages to include appliances, flooring and even a wet bar and fireplace in certain floor plans will also be available. Buyers may also select a specific location for their home in the community such as a lake view or near the dog park. In some cases, a premium will be charged for certain highly-desirable locations within the community.

Tell me more about the Luxury Rental Apartment Homes


For those who are looking for an alternative to owning a Villa home, there will be a wide variety of Luxury Rental Apartment Homes to choose from including one, two and three bedroom floor  plans ranging from 800 to 1,300 square feet. Luxury Rental Apartment Homes at Raider Ranch are available for lease and have the same high quality features as the Villas such as 9ft ceilings, granite countertops and gourmet kitchens. Those that choose to live in a Luxury Rental Apartment Home can also enjoy the added convenience of quick and easy, all weather access to the Clubhouse.

What is the cost of leasing a Luxury Rental Apartment Home?

The specific lease fees are set and range from as low as $2,250 a month for a one bedroom Luxury Rental Apartment Home to $3,600 a month for a spacious three bedroom home. 
If I lease a Luxury Rental Apartment Home, will there be any extra charges or fees?
No.  Your monthly lease will include all of the services and amenities within the community.  While the cost of electricity, water and sewer will be included in the monthly lease fee along with having the AT&T Uverse package. This package includes a TV package of over 200 channels, high speed internet and phone service. Phone service includes continental long distance.*

*AT&T Uverse package- additional channels are available for an extra charge, overseas calling extra charge

Will there be any transportation available for Raider Ranch residents?


Yes. There will be scheduled transportation to the airport, the University for night classes and cultural events, the Rawls Golf Course and events planned by our Events Coordinator.  Residents will also have the opportunity to pay a nominal fee and arrange personal transportation to medical appointments and shopping on a space available basis.

Once I purchase my Villa Home and move into Raider Ranch, will there be any other fees and charges?


There will be a monthly service fee that will cover the cost of all services including security patrols, lawn care, scheduled housekeeping, scheduled transportation, basic cable TV service, 24-hour emergency call system, certain utilities as well as the insurance on your home's structure. The monthly fee also includes the extensive list of amenities provided through the Clubhouse.

Will I have to take care of my own yard?


Absolutely not! When you move to Raider Ranch, leave the lawnmower, weed eater, fertilizer spreader and step ladder behind. We will take care of all landscaping and lawn care, as well as exterior maintenance of your home… including washing the windows twice a year!

Who pays the property taxes on my Villa?

The homeowner will be responsible for paying property taxes since they have a deed to their home. While the homeowner pays the property taxes just like any other homeowner, they will also enjoy all the benefits of home ownership including certain federal tax advantages. Your home is an asset, so you will also benefit from possible appreciation on the value of your home and the peace of mind of knowing that your hard-earned wealth will someday be passed on to your family.

Who pays for utilities and the insurance on my Villa?


Raider Ranch will pay for your water and sewer service, curbside garbage pickup, AT&T Uverse package (cable, internet and phone) and insurance on the structure of your home. The cost of other utilities including electric, and gas, as well as personal property and personal liability insurance will be the owner's responsibility. This gives each owner the added flexibility to select the type of service they want and control their own utility costs.

Will there be a policy on guests visiting me at Raider Ranch?


Guests are most welcome at Raider Ranch for a visit of up to 30 days. If someone remains in your home beyond 30 days, it is assumed that they are no longer a guest, but rather a resident, and therefore must meet the minimum age requirement of 55 years of age.

What about pets?


Pets are an integral part of the family and are more than welcome at Raider Ranch. We know that pets need exercise just like people to stay fit, so Raider Ranch will have a fenced dog park where dogs can play freely. As in any community, pet owners will be asked to abide by some common courtesy guidelines to ensure that their pet does not become a nuisance to other homeowners. The Executive Director will have the authority to ask that a pet be removed from the community if it is not properly controlled by its owners.

Where's the nearest retail shopping center and grocery store?


Lubbock's newest and largest shopping center, Canyon West, is just a short 10-minute walk from Raider Ranch and features new and exciting retail and specialty stores, as well as restaurants and entertainment.  As a matter of fact, Cracker Barrel Restaurant was opened just two blocks south of Raider Ranch!

Will there be any health care facilities available at Raider Ranch?


The $10 million Horizon Bay Traditions at Raider Ranch is NOW OPEN. Traditions is a stand-alone community just a short, 5-minute walk from most Villa Homes and Luxury Rental Apartment Homes. Traditions at Raider Ranch features 110 one and two-bedroom apartments as well as studios and companion suites for those who need assistance with everyday tasks. Thirty of those apartments will be located in a secure Memory Care section to provide assistance to those with Alzheimer's disease and other forms of dementia.

Are there any restrictions on selling my home if and when I decide to move?


No. Since you own your home at Raider Ranch, you may sell it through a real estate agent of your choice or sell it yourself provided the prospective owner meets the restrictions set for the community.
